59.5 SOUTHWARK STREET

We are working for world famous architect TP Bennett on the redevelopment of their offices in Southwark Street who has bought 59.5 Southwark Street, a vacant office, from the City of London Corporation for £13.52 million, reflecting £439 per square foot. 

Prominently located on the corner of Southwark Street and Southwark Bridge Road and five minutes’ walk from Borough station, it comprises 30,827 square feet of office accommodation arranged over lower ground, ground and three upper floors, and was sold with full vacant possession. 

TP Bennett has bought the building for its own occupation. That would follow the successful acquisition and then sale and leaseback of its current headquarters at 1 America Street in Southwark. It bought the building in 2005 for £11 million and then carried out a sale-and-leaseback in 2014 to Abrdn for £30 million. It occupies 35,000 square feet at the building. 

Faryners Hall Monument London

We have been appointed to produce all the construction contracts and appointments for this very exciting development near the monument in London. Faryners House is a 7 storey office development in the City of London EC3.

The new building designed by Fletcher Priest Architects will provide high-quality Grade A office space. It will feature accessible terraces on most floors and state-of-the-art amenities including a comprehensive cycle hub with parking, showers, and changing facilities, promoting active commuting.

The new building will respectfully integrate with the area’s rich heritage. It features a central cube structure with a terraced wing, for a visual harmony with the nearby Monument and the original piazza vision. The materials are inspired by The Monument, with a focus on recycling. The lower levels are designed to improve accessibility and connectivity with Monument Square to highlight the site’s unique historical significance.

Sustainability is a core principle of Faryners House, aligning with the City of London Corporation’s Climate Action Strategy. The building aims for top sustainability certifications like BREEAM Outstanding and WELL Building Certification. It focuses on low carbon, active energy strategies, and sustainable procurement. 

The development will also make public realm improvements, including a new visitor centre for The Monument, retail spaces, and a spacious reception area, all aimed at improving accessibility and the area’s aesthetic appeal.
